Mayfair

Mayfair, London W1

Two new build houses within a mews road adjacent to Green Park in Mayfair. Works required the demolition of an existing four-storey rear annex building to the Grade II listed Cavalry and Guards club within the Mayfair Conservation Area and construction of a new building consisting of three basement levels and four levels above ground level. The external facade of the building was clad in continuous structural glass including several rooflights, walk on floors and winter gardens.

Reinforced concrete basement levels with perimeter contiguous piled retaining walls adjacent to existing party walls and structural steel framed superstructure above ground level. Consultation with London Underground was necessary due to proximity to existing assets and tunnels. The multi-storey basements incorporated swimming pools, spas, gyms, cinema rooms, car-stacker and car lift for four vehicles.

A Top-Down form of construction sequence was utilised in order to speed up construction and minimise temporary basement propping requirements. The top (B1) basement slab was first cast between the perimeter contiguous piled retaining walls that enabled the tunnelling under while acting as the permanent prop for the piled retaining walls. The upper super structure construction was able to commence simultaneously with the basement excavation. It should be noted that following the construction of the B1 slab the design of the temporary works enabled the digging of the remaining two basements (over 10.0m) to enable the construction of the B3 slab.

The super structure above ground level consists of cellular steel beams and thin concrete slabs on profiled metal decks with fully glass clad elevations above ground level. Green roof and ground source heat pumps. Level 4, Code for Sustainable homes.

The property is located in Ascot in Berkshire, on a circa 18 Acre private residential estate.

The proposed development includes a reinforced concrete four storey private residential house, with underground parking area and indoor pool.

There is a new single storey pool house and external pool

Part of the site included the construction of a new two storey stable building with residential accommodation at upper floor level.

All buildings are typically clad in natural ashlar stone surrounds

Hadley Wood House #2

Hadley Wood, North London, EN4

New build four storey, including a basement, residential luxury house following the demolition of the existing property, in Hadley Wood.

The basement is constructed with reinforced concrete contiguous piled basement retaining walls and an internal reinforced concrete box. The basement includes a swimming pool and car lift, covering a total area of circa 540m².

Above ground floor level there are external load bearing facing brickwork masonry cavity walls, internal load bearing masonry blockwork walls with intermediate steel beams and frames as required to create the main super structure of the building. Prestressed concrete hollowcore floor planks had been installed to all upper floors.

A lightweight structural steel portal frame with timber rafter infill mansard roof was adopted to create the large loft space.

Hadley Wood House #3

Three new-build, three storey luxury houses on a single property plot in Hadley Wood in North London.

Reinforced concrete piled ground beam foundations were required to support the three new buildings. As the entire site was founded on London clay and there were large trees nearby, there was a requirement for installing heave precautions in the form of polystyrene void formers below all the ground beams.

Prestressed precast concrete beam and block floors throughout with load bearing external blockwork masonry cavity walls, internal blockwork walls with intermediate steel beams and frames as required to create the main super structure of the building. Prestressed concrete hollowcore floor planks as well as cast in situ reinforced concrete landings had been installed to all upper floors.

A lightweight structural steel portal frame with timber rafter infill mansard roof and loft space was created to minimise the load on the proposed piled foundations.

Uphill Road

Mill Hill, London NW7

New build three storey residential luxury house following the demolition of the existing property, in Mill Hill in North West London.

Reinforced concrete piled ground beam foundations were required to support the new building. As the new house was founded on London clay, and there were large trees nearby, there was a requirement for installing heave precautions in the form of polystyrene void formers below all the ground beams.

Due to varying levels on the site, the adjoining neighbouring building had to be underpinned with mass concrete underpins and a new reinforced concrete retaining wall was introduced in front of the flank wall foundation to the property.

Prestressed precast concrete beam and block ground floor throughout with load bearing facing brickwork masonry cavity walls, internal load bearing masonry walls with intermediate steel beams and frames as required to create the main super structure of the building. Prestressed concrete hollowcore floor planks had been installed to all upper floors, with a reinforced concrete cast in situ staircore slab.

A lightweight structural steel portal frame with timber rafter infill mansard roof and loft space was created to minimise the load on the proposed piled foundations.

Reinforced concrete ground bearing basement raft foundations were required to support the load bearing ICF concrete superstructure.

Cast in-situ reinforced concrete flat slabs throughout with load bearing external reinforced concrete Insulated Concrete Formed (ICF) walls required to create the main super structure of the building.

Full single level basement, with incorporated lightwells created with a contiguous piled retaining wall system

Thin cantilevered flat roof projections formed in reinforced concrete ,isolated from main superstructure with thermal breaked balcony connectors
